• <br />• <br />• <br />MINUTES OF THE ORONO PLANNING COMMISSION MEETING <br />HELD JULY 18, 1994 <br />ROLL <br />The Orono Planning Commission met on the above date with the following members present: <br />Chair Charles Schroeder, Stephen Peterson, Sandra Smith, Dale Lindquist and Candace <br />Rowlette. Charles Nolan, Jr. and Janice Berg were absent. The following represented the City <br />Staff: Building & Zoning Administrator Jeanne Mabusth, and Recorder Carole Haseman. <br />Councilmembers J. Diann Goetten and JoEllen Hurr were present. Vice -Chair Peterson called <br />the meeting to order at 7:05 p.m. <br />( #1) #1938 DOUGLAS AND KAREN OLSON, 537 PARK LANE - VARIANCES - <br />CONTINUATION OF PUBLIC HEARING 7:05 TO 7:12 P.M. <br />Mr. and Mrs. Olson were present. <br />Mabusth noted the application was tabled from the June 20th meeting to allow applicant <br />additional time to submit a revised plan addressing Planning Commission's concerns. The <br />amended plan shows the proposed structure has now been moved closer to the street; corner of <br />the garage is located 6' from street lot line; principal structure maintains a 10' setback from top <br />of bluff except southeast corner of deck is located 8' from top of bluff. Lindquist commented <br />the structure was the same except it was moved back. Douglas Olson noted the decks had been <br />trimmed back. Mabusth advised the amended proposal will not require the alteration of the 982 <br />elevation or bluff and that any drainage improvements would not impact the bluff. Douglas <br />Olson stated one side of the property has a natural flow to the corner and the other side creates <br />a swale so nothing will be altered. All drainage will be directed away from bluff. Chair <br />Schroeder questioned whether the plan will work. Mabusth felt confident there was enough <br />room and that drainage would not be going down the bank but directed towards the street. <br />Chair Schroeder asked whether there was public interest. There were no comments from the <br />public. <br />It was moved by Lindquist, seconded by Peterson to recommend approval of Application #1938 <br />for Douglas and Karen Olson, 537 Park Lane, for the variance as proposed and accepted the <br />hardships stated by applicants. <br />Rowlette commented this proposal is similar to new construction and voiced concern going over <br />the 25 % allowed hardcover within the 75 -250' setback area. The owners need to realize that <br />any further intensification of hardcover will not be allowed and may involve the removal of <br />equal amounts of existing hardcover improvements. <br />Vote: Ayes 5, nays 0. <br />1 <br />
