1�1 <br />MINUTES OF THE ORONO PLANNING COMMISSION MEETING <br />HELD ON MAY 16, 1994 <br />( #4) 1911 ERNEST LEMMERMAN, 4620 TONKAVIEW LANE - VARIANCES - <br />CONTINUATION OF PUBLIC HEARING (CONTINUED) <br />a suitable building envelope. <br />( #5) #1912 TIM HILLMAN, 400 LEAF STREET - VARIANCES - REFERRED BACK <br />TO PLANNING COMMISSION FOR ADDITIONAL REVIEW <br />Mabusth reviewed the staff report and the options available to the Planning Commission. <br />Tim Hillman was present and stated that to reduce the amount of lot coverage he <br />proposed to remove the smallest shed and reduce the area of the upper deck from 6' x <br />25' to 6' x 14'. He believed that this would be adequate to meet the ordinance <br />requirements. <br />Chair Schroeder inquired if the applicant was willing to redesign the entryway and <br />Hillman responded that he would consider it. Nolan stated that because of the easement <br />the setback variances were substantially intensified which concerned him. He felt that if <br />the plans were redesigned to meet the side year setback he would be much more inclined <br />to support it. Commissioners Rowlette, Berg, and Lindquist concurred. Rowlette stated <br />she was concerned about the potential for further development in the area and the <br />• driveway being the only means of access for those properties and becoming a roadway in <br />the future. <br />• <br />Chair Schroeder commented he felt that the entryway on the south side needed to be <br />reduced or relocated so that it was at least 30' from the lot line. <br />Lindquist moved to recommend approval of #1912 for Tim Hillman with the <br />understanding that the existing small shed and portions of the upper deck would be <br />removed to bring lot coverage into compliance with ordinance standards and the south <br />side yard setback requirements because the easement may someday serve added <br />residential development. <br />Chair Schroeder stated he was reluctant to approve the request as submitted, and other <br />Commissioners appeared to feel that way also. He felt that if the applicant wished to <br />resubmit plans that conform to directives of the Commission that the Planning <br />Commission could take action at a future meeting. He felt that the best action was to <br />table the request to allow the applicant to explore possible revisions to the plans. <br />It was moved by Lindquist, seconded by Rowlette, to table #1912 Variances for Tim <br />Hillman at 400 Leaf Street, to allow the applicant to redesign the proposal.
