After the completion of construction by the Declarant, modifications, <br /> decorations, changes or other improvements of any kind shall not be <br /> commenced, erected or maintained upon the Common Area, the exterior <br /> of any Unit or any lot without the prior written approval by the <br /> Architectural Review Committee. Any major changes may also require <br /> approval from the City of Orono. <br /> 2. Plans and specifications showing materials, colors, structure and location <br /> �������R��� of the proposed alteration must be submitted to the Architectural Review <br /> Committee before approval can be given. The Architectural Review <br /> � f� '��1..��� Committee retains the right to request additional information as they deem <br /> ��- necessary before approval is given. <br /> C',����RO�o 3. The Architectural Review Committee shall a <br /> pprove or disapprove the <br /> request within sixty (45) days from receipt of all request plans and <br /> specifications, as ou�lined above. <br /> 4. The Architectural Review Committee retains the right, but not the <br /> obligation, to submit any request to the members of the Association at a <br /> special meeting, called pursuant to the By-Laws. Notice of the meeting <br /> shall be mailed to members within thirty-five (35) days from receiving the <br /> request, in accordance with this Article, and the review period will be <br /> eatended until twenty-five (25) days following the meeting. <br /> B. Developer's Authority <br /> During the time in which the Developer owns any lots for sale or unsold <br /> Units, all decisions of the Architectural Review Committee are subject to the <br /> Developer's written consent. <br /> C. Architectural Regulation <br /> 1. Absolutely no satellite dish or antenna may be installed on any Common <br /> Area or on any Unit, without approval of the Board. <br /> 9 <br />
