Draft Resolution to Amend Resolution No. 6581 <br /> <br />Background <br />The applicants were approved in February for a variance to locate a new detached garage 5 feet <br />from the side lot line instead of the standard 10-foot setback. The orientation of the roof line in <br />the plans associated with that variance runs north-south, directing drainage to the east or west <br />rather than to the side. <br />Applicants have slightly revised their plan to have the roof line run east-west, which would drain <br />half of the roof directly toward the neighboring property 5 feet away. Because this revision has a <br />potential impact on the drainage in this minimal setback situation, staff is bringing it back to <br />Council for review and amendment of the approved plan. <br />Analysis <br />The applicants note that the revised roof line will be more in character with the similar roof line <br />of the existing residence. The garage footprint dimensions and height are not changing, and it <br />will not include the dormers initially proposed. Applicants have obtained a letter of support for <br />this change from the affected neighbor to the south. Finally, applicants have agreed to install a <br />roof gutter system along the south side to direct drainage to the east and west rather than toward <br />the neighboring property. <br />Staff Recommendation <br />Staff recommends approval of the change, subject to requiring that gutters be installed along the <br />south roof line. A resolution for amending the prior approval is attached for Council adoption. <br /> <br />COUNCIL ACTION REQUESTED <br />Consider a motion to adopt the attached resolution entitled A Resolution Amending Certain <br />Provisions of Resolution No. 6581 for Property Located at 2024 Shadywood Road – File No. <br />15-3792. <br />
