This small lot would <br />qualify for buildability without area and width variances under the Shoreland regulations; <br />however, a qualifier for taking advantage of that is a hardcover limitation of 25%. This property <br />is in Tier 3 which normally allows 35% hardcover. In order to be able to exceed 25% up to the <br />35% limit, the lot area and width variance is required. <br /> <br />Please review the attached Planning Commission memo and exhibits. <br /> <br />Planning Commission Recommendation: The Planning Commission reviewed this application <br />and held a public hearing at its March 21st meeting, and voted 5-0 to recommend approval of the <br />lot area and width variances as proposed. <br /> <br />Staff Recommendation: Staff recommends approval per the Planning Commission <br />recommendation. A Resolution for approval is attached for Council consideration and adoption. <br /> <br /> <br />COUNCIL ACTION REQUESTED <br />Consider a motion to adopt or amend the attached resolution entitled A Resolution Granting <br />Variances to Municipal Zoning Code Section 78-350 for Property Located at 3438 Lyric <br />Avenue - File No. 16-3811.
