� �, <br /> ,. r � - ., <br /> , �; _ <br /> c�t� o� oR,oNo <br /> • RESOLUTION OF THE CITY COUNCIL <br /> � NO. � 2176 <br /> � <br /> ' • � • • <br /> A RESOLDTION GRANTING <br /> PRELIMINARY APPROVAL FOR <br /> A REPLAT OF OIITLOT D, HiTNTINGTON FARM <br /> APPLICATION NO. 1136 <br /> WHEREAS, Richard Hassel on March 25, 1987 filed a formal <br /> subdivision application with the City for the replat of Outlot D, <br /> Huntington Farm (hereinafter "the property"); and . <br /> WHEREAS, after due published and mailed notice in accordance with <br /> Minnesota Statues 462.358 et. seq. and the City of Orono Zoning and <br /> Subdivision Codes, the Orono Planning Commission held a public hearing on <br /> April 20, 1987, at which time all persons desiring to be heard concerning <br /> this application were given the opportunity to speak thereon; and <br /> WHERB�iS, at their regular meeting held on May 11, 1987, the Orono <br /> City Council considered the subdivision application of Richard Hassel <br /> • (hereinafter "the applicant") , citing the following findings of fact: <br /> 1. The property is located within the RR-lA Single Family Rural <br /> Residential zoning district requiring a minimum of five (5) acres of <br /> dry land, two (2) acres of that dry land must be contiguous. <br /> 2. The property is part of a Planned Residential Development <br /> (hereinafter "P.R.D.") of 9 existing building pads requiring a total <br /> of 45 acres of dry lands. The Huntington Farm Plat consists of 57 <br /> acres of dry land. <br /> 3. The redesignation of Outlot D as an additional building pad within <br /> the existing P.R.D. can be supported by the total available acreage <br /> as follows: <br /> Existing Dry Acres = 57 Acres <br /> 10 Units Required = 50 Acres <br /> Outlot D = 3.7 Acres (Average building pad of Huntington Farm is <br /> 2 acres) <br /> 4. Outlot D is of a size and configuration that will allow itself to <br /> be developed without variances to the setbacks approved for building <br /> pads of the Huntington Farm Plat as follows: <br /> Front/Rear = 50 Feet Setback <br /> Side = 30 Feet Setback <br /> 5. Outlot D shall achieve access via the existing plat road known as <br /> . Hunt Farm Road. <br /> 6. Septic testing for the property confirms suitable soils for <br /> primary and alternate on-site sewage disposal systems. <br /> Page 1 of 2 <br />
