i . <br /> , -•. .3 <br /> c - <br /> � � c�t� o� oR,oNo <br /> • RESOLUTION OF THE CITY COUNCIL <br /> �� NO. 2171 <br /> � <br /> ' • - • • <br /> A RESOLQTION GRANTING , <br /> A VARIANCE TO <br /> MIINICIPAL ZONING CODE <br /> SECTION 10.27, SDBDIVISION 5 (B) <br /> FILE #1126 <br /> WH$REAS, Robert and Sharon Gehrman (hereinafter "the applicants") <br /> are the owners of the property located at 4300 Sixth Avenue North within <br /> the City of Orono (hereinafter "City") and legally described as follows: <br /> Lots 2 and 3, Sharon Hills, Hennepin County, Minnesota <br /> Outlots A and B, Winters Plentywood, Hennepin County, Minnesota, <br /> (hereinafter "the property"); and <br /> WHEREAS, the applicants have applied to the City for a variance <br /> to Municipal Zoning Code Section 10.27, Subdivision 5 (B) to permit the <br /> construction of a fami ly room and deck addition located 28' 6" instead of <br /> the required 50'. <br /> • NOW, THEREFORE, BE IT RESOLVED by the City Council of Orono, <br /> Minnesota: <br /> FINDINGS <br /> 1. This application was reviewed as Zoning File #1126. <br /> '2. The property is located in the RR-lA Rural Residential Zoning <br /> District. <br /> 3. The Orono Planning Commission reviewed this application on April <br /> � 20, 1987, and recommended approval of the proposed variance based upon <br /> the following findings: <br /> • A) The interior layout of the residence prevents expansion to <br /> the south, north or east of the structure. <br /> B) The septic drainfield serving the residence is located to <br /> . rear or north of the structure. <br /> C) The Sharon Hills plat was subdivided prior to current five <br /> acre zoning standards. The developed lots within the six lot <br /> plat do not meet current zoning standards except for the <br /> applicants' homestead. <br /> • D) The applicants' property contains 14 acres in area, 180 <br /> percent over the required area standard at five acres. <br /> Page 1 of 4 � <br /> _ _ <br />
