- _ _ . . __ _. .._ _ _ .. _ . <br /> � Cit� o� ORONO <br /> • RESOLUTION OF THE CITY COUNCIL ' <br /> � NO. 2152 <br /> � - • • <br /> A RESOLIITION APPROVING THE PLAT OF <br /> PETERMAN SECOND ADDITION <br /> ' FILE NO. 1096 <br /> WHEREAS, the City of Orono is a municipal corporation <br /> organized and existing under the laws of the State of Minnesota; and <br /> WHEREAS, the City Counci 1 of the City of Orono has adopted <br /> subdivision regulations for the orderly, economic and safe development <br /> of land within the City; and <br /> WHEREAS, the City Council has considered the application for <br /> a subdivision by Michael J. Hilbelink and John E. Vogt, the <br /> subdividers; and <br /> WHER$AS, the subdivision has been found to meet all <br /> standards of the RR-1B Zoning District f inding that each lot is of a <br /> � size and configuration that will allow its use as a single family <br /> residence to be fully developed without the need of any variances; and <br /> WHEREAS, the subdividers have completed all requirements of <br /> the platting regulations of the City, including: <br /> l. Completion of all the requirements of Resolution No. 2116. <br /> 2. Dedication on the plat of drainage and utilit�-. easements. <br /> 3. Creation of an extension to the existing private road shown <br /> on the plat as Outlot A to insure alternatives of access to <br /> northern properties. <br /> 4. Concurrent with the creation of Outlot A, Peterman Second <br /> Addition, the Subdividers have dedicated to the City a Road and <br /> Utilities Easement granting to the City permanent access, <br /> improvement and utility easements over said Outlot ; the <br /> Subdividers have created non-exclusive ingress, egress, drainage <br /> and utility easements over said Outlot in favor of al 1 abutting <br /> and/or benefiting lots including a declaration of certain <br /> maintenance covenants wherein each of the abutting and/or <br /> benefitting lot owners covenants and agrees to permanently <br /> maintain and pay the cost of maintenance for said private road in <br /> addition to establishing a uniform fee for all future benefitting <br /> lot owners to share in the original cost of said private road. <br /> � 5. The Subdividers have executed a Developer's Agreement with <br /> the City to insure that specific road, grading and drainage <br /> improvements are completed per City's specifications. <br /> Page 1 of 2 <br />
