� � <br /> /r . <br /> � � � � c�t� o� oRoNo <br /> • RESOLUTION OF THE CITY COUNCIL <br /> � � NO. 2124 <br /> • - �� • <br /> A RESOLIITION GRANTING <br /> PRELIMINARY APPROVAL FOR <br /> A PLAT AT 1380 SYXTH AVENIIE NORTH <br /> APPI�ICATION NO. 1093 <br /> , <br /> WHEREAS, P & A Investment on October 24, 1986 filed a formal <br /> subdivision application with the City for approval of a four-lot <br /> residential plat of property legally described as: <br /> That part of the East 1/2 of the Southwest 1/4 of Section 26, <br /> Township 118, Range 23, Hennepin County, Minnesota, lying North <br /> of the center line of County Road No. 6 and lying west of a line <br /> parallel with and 512.00 feet East of the West line of said East <br /> 1/2 of the Southwest 1/4 as measured at right angles to said West <br /> line; EXCEPT the North 410.2 feet of said East 1/2 of the .�� <br /> Southwest 1/4 as measured at right angles to and parallel with <br /> . the North line thereof, (hereinafter "property"); and <br /> WHEREAS, after due published and mailed notice in accordance <br /> with Minnesota Statues 462.358 et. seq. and the City of Orono Zon,ing <br /> _ and Platting Codes, the Orono Planning Commission held a public <br /> hearing on November 17, 1986, at which time all persons desiring to be <br /> heard concerning this application were given the opportunity to speak <br /> thereon; and <br /> ,l! <br /> ' WHEREAS, at their regular meeting held on January 12, 1987, <br /> � the Orono City Council considered the subdivision application of P & A <br /> � Investments, noting the following findings of fact: <br /> l. The property is located within the RR-1B Single Family Rural <br /> Residential zoning district requiring a minimum of 2 acres of <br /> contiguous dry buildable land within each newly created lot. <br /> 2. The property contains a total of approximately 9.75 acres, <br /> all of which is considered dry buildable. � <br /> 3. The proposed plat contains four lots each exceeding the 2.0 <br /> acre minimum lot area requirement. <br /> 4. Proposed Lots 1 and 3 require a variance because they do not <br /> have the required frontage on a public roadway. <br /> • 5. All four lots are proposed to front on and access to a <br /> private road.
