The majority of the proposed additon in the 0- <br /> 75' setback zone is over existing driveway hardcover. Any <br /> comparably sized addition Iocated in the west side yard <br /> would result in the need for even more hardcover than is <br /> . proposed now, hence the proposed location creates a <br /> relatively minimal hardcover increase on the property. <br /> D) Existing hardcover in the 0-75' setback zone, excluding <br /> the roadway, is 1,152 s.f. or 41.9�, the majority of which <br /> is gravel driveway. The portion of the driveway located <br /> east of proposed porch can be removed to compensate for the <br /> portion of deck which wilY be over existing grassed yard <br /> • area, resulting in no net hardcover increase in the 0-75' <br /> zone. <br /> � 4. The City Council finds that a reduction of the addition to <br /> 13' rather than the proposed 16' W�i1 resu�t in an encroachment <br /> of 11' into the 0-75' setback zone, and further finds that a <br /> reduction of driveway width from the existing 24' to a 16' width, <br /> W�ii result _i.n a final �0-75' hardcover of 805 s.f. or 29.3�, a <br /> - _ reduction fr-Qm=-the existing 1,152 s.f. or - : . `" -- - - ` <br /> 5. The City Council has considered this application including <br /> the findings and recommendations of the Planning Commission, <br /> reports by City staff, comments by the applicant and the effect <br /> � of the proposed variance on the health, safety and welfare of the <br /> community. � <br /> 6. The City Council finds that the conditions existing on this <br /> property are peculiar to it and do not apply general 1y to other <br /> property in this zoning district; that granting the variance <br /> would not adversely affect traffic conditions, light, air nor <br /> pose a fire hazard or other danger to neighboring property; would <br /> not merely serve as a convenience to the applicant, but is <br /> necessary to alleviate a demonstrabYe hardship or difficulty; is <br /> necessary to preserve a substantiaY property right of the <br /> applicant; and would be in keeping with the spirit and intent of <br /> the Zoning Code and Comprehensive P1an of the City. <br /> • <br /> Page 2 of 5 � <br />
