Your application is <br /> incomplete. The following items must be submitted or revised in order for your application to be considered complete and <br /> for the plan review to continue: <br /> 1. Certificate of Survey. Please provide two copies of an updated,full size certificate of survey which meets all of the <br /> City's survey standards(enclosed) specifically clarifying: <br /> a. Please clarify what improvements are existing and what if anything is being proposed within 75' of the <br /> ordinary high water level (OHWL). <br /> b. There is grading shown in the 75' setback. Please note, earth movement greater than 10 cubic yards <br /> within 75' of the OHWL requires a City Council approved Conditional Use Permit. <br /> c. Average Lakeshore Setback. The survey should show the lakeward most point of the homes on both sides <br /> of the subject property. The line to the house addressed as 1430 Cherry Place does not meet the house, <br /> • please adjust the line or add the missing structure the line intersects with. <br /> d. Show top and bottom of wall elevations for all walls and specifically those that are forward of the average <br /> lakeshore setback. <br /> 2. Structural Coverage. The property is over the allowed 15% structural coverage. It appears the pergola which is <br /> structural coverage was not included in the submitted calculations. Please adjust and resubmit. <br /> 3. Engineered Walls. Retaining walls over 4 feet in height must be engineered. Please provide engineering for the <br /> proposed retaining walls. <br /> 4. Escrow& Escrow Agreement. Permits involving grading and/or review by the City's engineer require submittal of <br /> an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement to the City for <br /> out-of-pocket costs incurred during the review of your plans. Additionally this escrow will guarantee conformance <br /> with City Code Chapter 79 relating to erosion control and stormwater.The required escrow amount for this project <br /> is$2,500. The escrow agreement is enclosed. The property owner must sign the escrow agreement and submit a <br /> check for$2,500. <br /> The above information is required in order for the plan review to continue. Also, we will need a demolition permit <br /> application(copy attached)submitted with the all the supporting documentation for our review.
