Staff <br /> conducted a preliminary review based on the information provided and recommends the following items be <br /> submitted or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. We've reviewed the submitted survey and have identified some missing, incorrect or <br /> unclear information. Please provide two copies of an updated, full size certificate of survey which meets all <br /> of the City's survey standards (enclosed) indicating the location of the proposed addition (and any proposed <br /> grading), including but not limited to: <br /> a. Clearly label all features on the survey as existing or proposed. <br /> b. Add egress pit on north side of house as shown on the building plans. <br /> c. The survey shows an existing patio, but the plans show a new deck. Please clarify. <br /> d. Show the 75'setback line. <br /> e. The average lakeshore setback line should be corrected. <br /> f. The current well location is under the steps and will be covered by the garage addition. Show the <br /> new well location. <br /> Please note there may be additional changes/corrections after the City Engineer reviews the survey. <br /> 2. Structural Coverage. According to City Code Section 78-1403 on lots equal to or greater than 10,000 sf the <br /> total combined footprint of all structures shall not exceed 15% of the gross area of the lot. The plans <br /> submitted show the property exceeds the allowed structural coverage. Please revise to meet 15%, the <br /> permit cannot be issued as submitted. <br /> PLEASE NOTE, NEW 2015 PERMIT REQUIREMENT: Prior to the commencement of a� exterior/landscaping <br /> improvements, i.e. patios,grading,sidewalks, retaining walls, etc. not shown on the proposed survey, a Zoning Permit <br /> will be required. <br />
