Based on our review, we have additional information needed to complete our review. <br /> Hardcover Calculations. <br /> • The proposed hardcover calculation sheet should reflect all of the existing hardcover shown on the proposed <br /> hardcover calculation sheet (not summarized and carried forward) in addition to the proposed additions and <br /> removals. <br /> • To clarify-all of the proposed hardcover should be shown in the list with new letters versus duplicating the <br /> proposed letters. Use additional hardcover sheets and/or use a different naming format: aa, bb, etc. <br /> • All retaining walls on the property must be included in the hardcover calculations. The walls outside the 75' <br /> setback should be excluded. The retaining walls within 75' must be included in the calculations. See attached <br /> hardcover information packet. <br /> • All hardcover to be removed must be have the square footage detailed and shown on separate line items, not a <br /> lump sum. <br /> Structural Coverage. <br /> • According to City Code Section 78-1403, decks enclosed by railings and extend more than six feet above grade <br /> level shall be counted toward lot coverage. Please clarify whether or not the deck around the house (shown as <br /> existing"B") located on the south and southeast sides of the home is 6 feet above grade including railings. We <br /> are unable to determine if the proposed project meets the structural coverage requirements. Attached is a copy <br /> of our structural coverage information sheet. <br /> Please update the hardcover calculation worksheets and submit for our review.
