The three member Orono Planning Commission reviewed this application on <br /> November 21, 1994 and recommended approvai of the variances as proposed, <br /> based upon the followin� findinas: <br /> A. At just over 16,000 s.f. in area, the combined lou contain substantial area <br /> for construction of sinale family residence without the requirement of any <br /> variances to the zonin� chapter. <br /> B. Municipal sewer is available and assessed to the property. <br /> C. Developed lot sizes in the neighborhood range from .14 acre to 1.� acres <br /> of dry land, 3V2I3alIlQ about 0.55 acres. The combination of L,ots 8 and <br /> 9 at 0.37 acre yields a lot size that is not inconsistent with other lots in the <br /> nei�hborhood. <br /> D. There is no other land available for purchase in order to make the lot size <br /> conformina. <br /> 5. The Ciry Council finds that the conditions existing on this property are peculiar <br /> to it and do not apply aenerally to other property in this zoning district; that <br /> aranting the variance would not adversely affect traffic conditions, liaht, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicant, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantial propem� <br /> right of the applicant; a.nd would be in keeping with the spirit and intent of the <br /> Zoning Code and Comprehensive Plan of the City. <br /> 6. The Ciry Council has considered this application including the findings and <br /> recommendations of the Planning Commission, reports by City staff, comments <br /> by the applicant and the effect of the proposed variance on the health, safety and <br /> welfare of the communiry. <br /> Paae 2 of 4 <br /> v�soos o�u r, <br />
