This application was reviewed as Zoning File #08-�388. <br /> 2. The Property is located in the LR-1 C zoning district, where 0.5 acre is the <br /> minimum lot area and 100 feet is the minimum lot width. The Property is <br /> approaimately 0.�3 acre (including wetlandj in area and 1�1.43 feet in width. <br /> 3. The Planning Commission reviewed this application on November 17, 2008 <br /> and on a vote of 4 - 2 recommended approval of the variances, based on the <br /> following findings: <br /> a. The presence of the lal:eshore along the side of the lot rather than opposite <br /> the road is unusual and results in more of the property being within the 0 to <br /> 75 foot zone than is typical. <br /> b. The property has only a single-car, tuckunder gara�e. Converting more of <br /> the basement to Qara�e is not feasible because of the need to raise the floor <br /> of the �araae and the entry room by 1.7 feet to comply with floodplain <br /> regulations. <br /> c. To locate the addition outside the buffer setback would require additional <br /> hardcover. <br /> 4. The City Council has considered this application including the findings and <br /> recominendation of the Planning Commission, reports b5� City staff, comments <br /> by the applicants and the public. and the effect of the proposed variance on the <br /> health, safety and welfare of the communit��. <br /> �. The Cit�� Council finds that the conditions eaisting on this property are peculiar <br /> to it and do not apply aenerally to other property in this zonin� district; that <br /> granting the variances would not adversely affect traffic conditions, li�ht, air <br /> nor pose a fire hazard or other danger to nei�hboring property; would not <br /> merely serve as a convenience to the Owners but are necessary to alleviate a <br /> Page 2 of 5 <br />
