Hilbelink and John Vogt on April <br /> 25, 1986 filed a formal subdivision application with the City for <br /> approval of a three lot plat of a property legally described as <br /> follows: <br /> The North 5.41 chains of the west 14.81 chains of the <br /> Southwest 1/4 of the Southeast 1/4 and the east 30.46 rods <br /> of the west 14.81 chains of the south 58.36 rods of. the <br /> . Southwest 1/4 of the Southeast 1/4 of Section 33, Township <br /> 118, Range 23, Hennepin County, Minnesota. EXCEPT unplatted <br /> roads, (hereinafter "the property"); and <br /> 6�HSR$AS, after due published and mailed notice in <br /> accordance with Minnesota Statutes 462.358 et. seq. and the City <br /> � of Orono Zoning and Subdivision Codes, the Orono Planning <br /> Commission held a public hearing on May 19, 1986, at which time <br /> all persons desiring to be heard concerning this application were <br /> given the opportunity to speak thereon; and . <br /> WHER$AS, at their regular meeting held on June 23, <br /> 1986 , the Orono City Cou-ncil considered the subdivision <br /> application of Michael J. Hilbelink and John Vogt (hereinafter <br /> "the applicants") citing the fol lowing findings: <br /> 1. The property is located within the RR-1B rural <br /> residential zoning district requiring a minimum of 2 acres <br /> of dry contiguous land within each newly created lot. <br /> 2. The property consists of a total 18.486 acres of dry <br /> land. Lot 1 contains 3.115 acres, Lot 2 contains 6.715 <br /> acres and Lot 3 contains 8.657 acres. <br /> 3. All existing structures on Lot 1 meet the required <br /> setback from all proposed lot lines. .. <br /> 4. Lot 2 shall achieve access via a shared temporary <br /> driveway with Lot 3 via a designated road outlot. <br /> 5. The City Engineer has confirmed that the location of the <br /> • 50 foot wide road outlot at Watertown Road satisfies the 40 <br /> MPH sighting standard and will provide no potential hazards <br /> for the public who use the access corridor or Watertown <br /> Road. <br /> Page 1 of 6 <br />
