; l a 1
22 April 1998 ; ,. ,. ,.,; .-a
Mr. Lyle Oman, Building Official
City of Orono
Re: Variance for Home Business, 2965 Casco Point Road, Wayzata
Dear Mr. Oman:
I have received your letter dated March 12, 1998 regarding violation of the City of Orono
Municipal Code for operation of a business in a residential zoning district. As you know, I
requested a variance in 1995 for a home architectural practice. With only a 3-3 vote from the
planning commission, I withdrew our variance application.
I believe two of the reasons for rejection were ownership and mixed use. It was not
acceptable to have the property owned by my mother-in-law, Josphine Knudson, as opposed
to myself. In addition, I was officing in the lower level with renters in the upper level. Both
of these issues have been resolved. We have no renters and I will assume ownership within the
next few weeks. It is my hope that with these changes, I may pursue a variance again.
As you probably are aware, I have been communicating with Liz Van Zomeren as to how to
proceed with the variance. With her advice, my first step is to present my case at the May 11
City Council meeting. In case this hearing does not go as I hope, I have started T.J. Haislet of
Burnet Reatly in Wayzata on a search for a small commercial property for relocation of my
practice in the Wayzata, Excelsior or Chaska areas. I would be most disappointed if this
became a necessity, however.
In the meantime, I will continue to improve the property for use as a single family residence
for my Mother-in-law or son through permits with the City of Orono. At the same time, I will
seek a final decision from the City of Orono. I hope that this will be acceptable. I assume a
resolution will be achieved in either case within the next several weeks.
Sincerely,
Ted Rozeboom
2967 C co Point Road
 -_
