We have looked at the capacity in <br /> the existing structure and have established the following recommendations. Please refer to the <br /> attached sketch. I have cut three sections through the house and have addressed my <br /> recommendations aa:ordingly. <br /> Section A to detennine that it <br /> You should verify the elevation of the existing foundation. This is necessary <br /> extends low enough to provide the desired living space belaw and the required frost cover. If the depth <br /> of the foundation is not adequate it will need to be removed and replaced. The existing 8"CMU <br /> foundation walls are also assumed to be unreinforced. This should also be verified. If the walls are to <br /> remain in place, a number 5 reinforcing bar should be added every 24" and the cores grouted solid. <br /> The garage floor slab on grade can be removed and changed to 8" precast plank. The existing 2X4 <br /> walls are not adequate to support the additional loading from a new floor and roof. They will need to be <br /> replaced with a wall framed with 2X6s at 16" on center from foundation to roof bearing. The second <br /> floor can be framed with 14"wood I joists at 16' on center. Our understanding is that the roof will have <br /> a 12/12 pitch. This should be framed with engineered trusses;the required plywood-nailing pattem will <br /> be determined at a later date. <br /> Section B <br /> The existing 12" CMU foundation walls are assumed to be unreinforced. A number 5 reinforcing bar <br /> should be added every 32"and the cores grouted solid. The tw�o floors that you are planning on adding <br /> above can be framed with 14"wood I joists at 16°on center. The walls should be framed with 2X6's at <br /> 16" spacing. The roof can be framed with engineered roof trusses with a 12112 pitch. The existing <br /> fireplace and chimney, if used, would need to be removed and rebuilt in order to be extended to the <br /> ��v roofline and accommodate the new height. <br /> Section C <br /> The foundaition is assumed to extend to the required frost depth. This should be verified. The 2X4 <br /> walls ar�e not adequate to support additional floor and roof loading. They should be removed and <br /> rep�aced with 2X6 walls. The 2X6s should be spaced at 16"on center. The floors can be f►amed with <br /> 14"I jasts at 16"on center. The roof can be framed with engineered roof trusses. <br /> Call if you require any further information.
