The property has an <br /> existing lot area of .84 acres and approximately 80 feet of width at the shoreline and <br /> approximately 86 feet of width at the 75 foot setback. <br /> Principal building setback requirements are 75 feet from the lake, 30 feet from the road <br /> and 10 feet on the interior sides as well as an average lakeshore setback between <br /> neighboring homes. The existing house does not meet the 10 foot side yard setback <br /> requirement (on the North side), as noted on a 1994 survey. According to City records a <br /> detached garage was demolished in 2004. <br /> The lot is conforming in area at .84 acres when .50 acres is required.
