Martinson Associates, Inc., on March 28, <br /> 1986, filed a formal subdivision application with the City for <br /> approval of a two-lot residential plat of property legally described <br /> as: <br /> . Lot 6, Block 1, Levering's Woodhaven, Hennepin County, Minnesota <br /> (hereinafter "property"); and <br /> WH$REAS, after due published and mailed notice in accordance <br /> with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning • <br /> and Platting Codes, the Orono Planning Commission hel� a public <br /> hearing on April 21, 1986, at which time all persons desiring to be <br /> heard concerning this application were given the opportunity to speak <br /> • thereon; and <br /> WH$R$AS, at their regular meeting held on May 12, 1986, the <br /> Orono City Council considered the subdivision application of Ralph D. <br /> Martinson Associates, Inc. noting the fol lowing findings of fact: <br /> 1. The property is located within the RR-1B Single Family Rural <br /> Residential Zoning District requiring a minimum of 2 acres of <br /> contiguous dry buildable land within each newly created lot. <br /> 2. The property has a total of 4.27 acres of dry buildable land. <br /> 3. Lot 1 contains 2.13 acres of dry buildable land. I,ot 2 <br /> contains 2.14 acres of dry buildable land. <br /> 4. Both Lots 1 and 2 meet the minimum width requirements of 200 <br /> feet. ' <br /> . <br /> 5. Both Lots 1 and 2 have been demonstrated to have suitable <br /> sites for primary and alternate drainfields to serve the proposed <br /> houses. <br /> 6. A� single family residence can be constructed on both Lots 1 <br /> and 2 without the need for further variances. <br /> • NOW, THEREFOR$ BE IT RESOLVED, that based upon either one or <br /> more of the findings noted above, the City Council of the City of <br /> Orono hereby approves the preliminary plat for Ralph D. Martinson <br /> Associates, Inc. at 2525 Woodhaven Drive per the preliminary plat <br /> drawings by Coffin and Gronberg, Inc. dated March 28, 1986, subject to <br /> the following conditions: <br /> Page 1 of 2 <br />
