Kamm, Jr., on March�� 25, 1986, filed a <br /> formal subdivision application with the City for approval of a two-lot <br /> residential plat of property legally described as: <br /> 1) The East 198 feet of the North 660 feet of Government Lot 3, <br /> Section 36, Township 118, Range 23, as measured along the North <br /> and East lines thereof respectively, according to the Government . <br /> Lot Survey thereof; and <br /> �2) Tract E, Registered Land Survey No. 1031, Files of Registrar <br /> • . of Titles, County of Hennepin, (hereinafter "property"); and <br /> . WHEREAS, after due published and mailed notice in accordance <br /> with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning <br /> and Platting Codes, the Orono Planning Commission held a public <br /> hearing on April 21, 1986, at which time .all persons desiring to be <br /> heard concerning this application were given the opportunity to speak <br /> thereon; and <br /> o WHEREAS, at their regular meeting held on May 12, 1986, the <br /> Orono City Council considered the subdivision application of Ervin F. <br /> Kamm, Jr. noting the following findings of fact: <br /> 1. The property is located within the RR-1B Single Family Rural <br /> Residential Zoning District requiring a minimum of 2 acres of <br /> contiguous dry buildable land within each newly created lot. , <br /> 2. The property contains a total of 6.22 acres of dry buildable <br /> land. <br /> 3. Proposed Lot 1 contains 2.003 acres of dry buildable land; <br /> ' proposed Lot 2 contains 2.005 acres of dry buildable land; <br /> proposed Lot 3 contains 2.216 acres of dry buildable land. <br /> 4. All of Lots l, 2, and 3 meet the minimum width requirements <br /> • of 200 feet; however, the proposed lot configuration requires a <br /> street frontage variance for Lot 2, which has only 75' of <br /> frontage on the .public street where 200' of frontage would <br /> normally be required; also, Lot 1 requires a street frontage <br /> variance because it fronts only on a private road. <br /> • Page 1 of 3 <br />
