, ` � J <br /> � . � c�t� o� oR,oNo <br /> • RESOLUTION OF THE CITY COUNCI L <br /> � <br /> � NO. 1987 <br /> • � • • <br /> A RESOLIITION GRANTING <br /> PRELIMINARY PLAT APPROVAL FOR <br /> A PROPERTIES LOCATED AT <br /> 1535 & 1595 BOHN'S POINT ROAD <br /> APPLICATION NO. 1004 <br /> WHEREAS, William J. Ulrich, on December 19, 1985, filed a <br /> formal subdivision application with the City for approval of a lot <br /> line rearrangement of properties legally described as: Lots 1 and 2, <br /> � . Lydiard's Park, Lake Minnetonka; (hereinafter "the property"); and <br /> WHEREAS, after due published and mailed notice in accordance <br /> with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning <br /> and Subdivision Codes, the Orono Planning Commission held a public <br /> hearing on February 18, 1986, at which time all persons desiring to be ' <br /> heard concerning this application were given the opportunity to speak <br /> thereon; and <br /> � ' . <br /> WHEREAS, at their regular meeting held on May 12, 1986, the <br /> Orono City Council considered the subdivision application of William <br /> J. Ulrich (hereinafter "the applicant") citing the following findings <br /> of fact: <br /> , <br /> 1. The property is located within the LR-1B Lakeshore <br /> Residential Zoning District requiring a minimum of 1 acre of area <br /> within each newly created lot. <br /> 2. The property has a total of 7.64 acres of dry land, .48 acres <br /> of which is a pond area. <br /> 3. The most northern lot contains 4.97 acres of dry lands. The <br /> southern lot contains 2.19 of dry contiguous lands and a pond <br /> area of .48 acres. <br /> 4. The new shared lot line shows that both lots satisfy all LR- <br /> 1B lot width standards; each lot satisfies the street frontage <br /> requirement of 14 0 f eet. <br /> 5. All existing structures meet the required setback from the <br /> newly proposed dividing line. ' <br /> 6. There is an established residence on each lot; the most <br /> southern lot contains a detached garage with a second floor <br /> • converted to a guest apartment. <br /> 7. Council approved a conditional use permit for guest house use <br /> on October 14, 1981. � <br /> Page 1 of 3 <br />
