The Property <br /> has approximately 19,330 square feet (0.44 acre) acre in area and has 120 <br /> feet in width. <br /> 3. The Planning Commission reviewed this appiication on May 20, 2013 and on <br /> a vote of 6 - 0 recommended approval of the variances, based on the <br /> following findings: <br /> a. The Property is located in Tier 2 of Orono's Stormwater Quality <br /> Overlay District and is limited to 30% hardcover based on gross lot <br /> area. The proposed hardcover level will be conforming at 23.9%. <br /> b. The proposed level of structural coverage on the Property will be <br /> conforming at 10%. <br /> c. The Applicants have proposed to install vegetative screening along <br /> their north property line to screen the addition and additional garage <br /> massing from the adjacent property. <br /> d. The Appiicants have agreed to incorporate architectural interest to the <br /> north side of the garage to break up the massing as viewed from the <br /> adjacent property and Casco Point Road. <br /> e. The Applicants' request will alieviate a practical difficuity inherent to <br /> the existing location of the detached garage and its proximity to Casco <br /> Point Road and not created by the Appiicants. <br /> f. The Applicants' request is reasonable as there is a 34 foot distance <br /> between the garage and the paved, travelled roadway of Casco Point <br /> Road offering the feel of a greater setback. <br /> g. The Applicants' request will not aiter the essential character of the <br /> neighborhood and will result in minimal negative impact on adjacent <br /> properties. <br /> h. The Applicants' request is in harmony with the purpose and intent of <br /> the ordinance. <br /> i. The Applicants' proposal is consistent with the comprehensive plan. <br /> 4.
