04`'��0 , STRUCTURAL COVERAGE <br /> ��.,. i <br /> 6 '�`k�� r.� � <br /> � ,��;:�;.`,�G www.ci.orono.mn.us <br /> `i''"��K'`�+/ 952-249-4620 <br /> In all zoning districts, for all lots of 0--1.99 acres in total area, the total combined footprint <br /> areas of all principal and accessory structures shall not exceed 15 percent of the lot area. <br /> Exception: Regardless of size, every lot is allowed at least 1,500 square feet of structural <br /> coverage for a house and garage. <br /> The following is included in calculation of structural coverage: <br /> �0�`� �`�`�"� (1) All roofed structures more than six feet above grade level. <br /> S S 3 G�A�,�, <br /> �� � �L (2) Tennis courts, patios, decks and all similar open structures when partially or fully <br /> enclosed by fences, ra� � s or walls which extend more than six feet above grade <br /> level (If any portion of such structures extends more than six feet above grade <br /> level, the entire structure shall count toward lot coverage). <br /> (3) Building protrusions which are more than six feet above grade, including the <br /> building footprint, and the vertical projection of any parts of the building more than <br /> six feet above grade. <br /> (4) Bays or bay windows that increase the floor area (i.e., floor to ceiling) shall be <br /> considered lot coverage. Hardcover includes any <br /> impervious surface and is regulated only within the Shoreland District. Structural coverage <br /> generally includes only buildings and is regulated citywide on lots smaller than two acres.
