The regrading shalladhere to the approved landscape and <br /> grading plans. <br /> 2. Regrading shall be done under close supervision of staff <br /> and City Engineer to assure that proposed contours will blend <br /> with the neighbors'. yards. <br /> 3. The applicant shall have this � grading done <br /> professionally and not by the applicant. <br /> 4. A silt fence sedimentation barrier shall be installed <br /> prior to and maintained in place during the regrading process <br /> and until the sod has become finally rooted. <br /> 5. The grading work shall take place within a single 24 hour <br /> period and the entire lakeshore yard shall •be sodded within <br /> the immediate following 24 hour period in order to minimize <br /> any erosion into the lake. ' <br /> • 6. Any new steps or stairway constructed to replace the <br /> existing steps shall not exceed the area of hardcover of the <br /> existing steps. <br /> � 7. Authorities gra�ted by this variance run with the <br /> property not with the owner, but are permissive only and must <br /> be exercised by application for a grading permit within one <br /> year of the date of Council approval, or this variance will <br /> expire on that date (October 28 , 1986;) . <br /> 8. Violation of or r�oncompliance with any of the terms and <br /> conditions of this variance shall constitute a violation of <br /> thezoning code, shall automatically terminate any authority <br /> granted herein, and shall be punishable as a misdemeanor. <br /> 9.
