PC Staff Report & Exhibits dated 2/11/16 <br /> <br /> <br />Background <br />The applicant initially requested front/street and side setback variances in order to construct a <br />covered open porch to the rear and side of an existing nonconforming accessory building located <br />nearer the street than the principal residence structure. The application as originally presented <br />also required variances for individual and total accessory structure footprint areas, as the initially <br />proposed addition converted the building’s status to that of an Oversize Accessory Structure <br />(OAS). <br />Planning Commission tabled the application in January, recommending that a revised plan be <br />submitted. Acting upon Planning Commission’s recommendations, applicant revised the plans to <br />reduce the size of the building additions and the extent of required variances. The building as <br />Application Summary: Applicant requests variances for front/street and side setback <br />variances, as well as variances for expansion of a nonconforming structure. <br />Planning Commission Recommendation: Approval on a vote of 6-0, subject to: <br /> - Installation of gutters along the west side of the building to manage roof runoff <br /> - Should maintain architectural compatibility with principal residence structure <br />Staff Recommendation: Planning Department Staff recommends approval per the attached <br />resolution.
