Danberry Building Corp <br /> Hanson Group Project:3.082 <br /> April 15, 2013 <br /> Page 2 <br /> OBSERVATION AND COMMENTS <br /> 1. The following information was obtained through provided new construction drawings by <br /> Behr Design Inc and a site visit on April 10th, 2013 by Nick Hanson, PE of The Hanson <br /> Group: <br /> a. The site visit included visual observation of a very limited portion of the exposed <br /> CMU foundation wall courses around the exterior and the interior at the single <br /> family residence noted. <br /> b. The main floor of the residence is supported by sawn wood joists spaced at 16" <br /> on-center bearing on an interior beam line/assumed bearing wall and the <br /> exterior foundation walls. The joists were attached at the top of the foundation <br /> walls in grouted pockets. <br /> c. The foundation walls were constructed of 11 courses of 8" concrete masonry <br /> units (CMU). Only a portion of the rear and right foundation wall was visible. <br /> The walls were painted white at the interior with some visible signs of <br /> efflorescence evident. <br /> d. Signs of horizontal cracking were present at the rear wall of the furnace room <br /> and stairway. The wall bowed inward approximately 1"across a 4 foot hand <br /> level. There were signs of newer floor blocking along this wall and an interior <br /> partially constructed buttress wall at the stairway. It is presumed this was <br /> installed to aid in the reduction of horizontally bowing this wall. This wall could <br /> not be viewed from the exterior due to the crawl space on the opposite side. <br /> e. Areas of vertical cracking were evident around the perimeter foundation wall as <br /> was visible from the exterior and had signs of caulk and previous repairs. <br /> f. Areas of top course separation and deterioration were evident throughout the <br /> perimeter of the house. <br /> g. The concrete slab-on-grade floor in the left-rear corner of the house was <br /> removed and this section of the concrete perimeter strip footing was exposed. i <br /> The footing appeared to be 4 to 4.5"wide x approximately 6" deep. j <br /> h. The left crawl space foundation wall had severe signs of failure and 2"gaps were <br /> present in the masonry joints. The crawl space foundation appeared to only be <br /> constructed of(3) 8" CMU courses on a 16"wide footing and did not have I <br /> proper frost protection. This could have been a result of differential settlement, � <br /> frost heave, poor construction,etc. I <br /> i. The on-site soils appeared to have significant amounts of top soil and clay i <br /> materials. i <br /> j. The exterior grade varied slightly in height from 3 CMU exposed courses to 4 � <br /> exposed CMU courses. The exterior CMU visible courses had paint that was i <br /> chipping and cracking. � <br /> k. The concrete slab-on-grade in the basement did not have any major cracking or I <br /> evidence of settlement within the visible areas.
