A RESOLUTION APPROVING THE PLAT OF <br /> HARTZELL ADDITION <br /> WHEREAS, the City of Orono is a municipal c�rporatior� <br /> organized and existing under the iaws of the State of Minnesota; and � <br /> WHEREAS, the City Council of the City of Oror�o has adopted <br /> subdivision regulations for the orderly, ecanomic and safe <br /> devel�opment of land within the City; and <br /> WHEREAS, the City Council has considered the application <br /> for a subdivision plat by James R. � Hartzell , the subdivider ; and � <br /> WHEREAS, tlie subdivision has been £ound to meet all <br /> standa�ds of the LR-1C Zoning District finding that each lot is of a <br /> • � size and configuration that will al3.ow its use as a single family <br /> residence to be developed without the need of any variances; ar.d <br /> WHEREAS, the subdivider has completed all requirements of <br /> the platting reg�lations of the City, including : . <br /> I. Dedication on the plat of drain�ge and utility easements. <br /> ; <br /> . 2. Dedication on the plat of right c�f way for a pub�ic street showr� � <br /> as Casco Point Road . <br /> • . 3. Payment to the City of a Park Dedication Fee in the amount of <br /> $440.00. <br /> 4. Payment to the City for the legal review an�3 recording of the <br /> plat and all documents related thereto in'the amount of $75. 00 . <br /> � NOW, THEREFORE, BE IT RESOLVED, that the City Council of the <br /> City of Orono hereby approves the plat of Hartzell Addition, Her�nepin <br /> County Minnesota; subject to the following conditions: <br /> 1. Lot 1 is to be developed according to� all star�dards of the LR-1C • <br /> _ Zoning District and all, pertinent standards of the Municipal Code <br /> ' forlakeshoredevelopment. Theexisting tenniscourtcreates an <br /> , - excess of 9� hardcover over the allowed amount of 3,275 sf or 25�. <br /> The tennis court must be removed prior to development of Lot 1 . <br /> • 2.
