Because the garage modifications encroach into the required 10 foot side yard setback and <br /> the 30 foot street setback, the proposed changes to the garage are not allowed. Please advise if you wish to <br /> proceed with the portion of the permit relating to the house only. If so, our building official will review the <br /> information submitted and complete the review. The garage modifications would be disallowed or "red-lined" on <br /> the plans and would not be included in the permit. <br /> However, if you are interested in requesting a setback variance relating to the proposed modifications to the <br /> garage you should call me to schedule a pre-application meeting with planning department staff to discuss the <br /> process and requirements. I have attached a Variance Application packet for your information. <br /> If you wish to continue with the modifications to the home only, you should submit an escrow and escrow <br /> agreement, the escrow agreement is enclosed. The purpose of the escrow is to guarantee reimbursement to the <br /> City for out-of-pocket costs incurred during the review of your plans and to guarantee conformance with City Code <br /> Chapter 79 relating to erosion control and stormwater. A $2,500 escrow is required for all building permits. <br /> However, since there is no grading involved with this project the escrow amount for this project will be adjusted to <br /> $700. The property owner must sign the escrow agreement and submit a check for$700. <br /> Please contact me to clarify your intent for this application at your earliest convenience; as submitted, it cannot be <br /> issued.
