Phelan, the' subdivider; and <br /> � WHEREAS, the subdivision has been found to meet all standards <br /> of the LR-1B zoning district finding that each lot is of a size and <br /> • configuration that will allow its use as a single family residence to be <br /> fully developed without the need of any variances; and <br /> WHEREAS, the subdivider has completed all requirements of <br /> . the platting regulations of the City, including: ' <br /> 1. Dedication of drainage and utility easements. <br /> 2 . Payment to the City of a Park Dedication Fee in the <br /> amount of $100. 00. <br /> 3. Payment to the City for the legal review and filing of the <br /> plat, easements and covenants in the amount of $75 . 00 . <br /> NOW, THEREFORE, BE IT RESOLVED, that the City Council of the " <br /> City of Orono hereby approves the plat of HEATHERCROFT, Hennepin <br /> County, Minnesota; subject to the following conditions: <br /> � l. Plans for sewer connection to Lot 2 must be approved by City <br /> .. prior to issuance of a building permit for the new residence. <br /> 2.
