'� <br /> �. <br /> �x..,. :. <br /> i l <br /> c�t� o� oR,oNO � <br /> RESOLUTION OF THE CITY COUNCIL <br /> Np, 1657 <br /> • <br /> • � • • <br /> ��:� <br /> A RESOLUTION APPROVING THE PLAT OF <br /> HARTZELL ADDITION . <br /> WHEREAS, tYie City of Orono is a municipal corporation <br /> organized and existing under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono has adopted <br /> subdivision regulations for the orderly, economic and safe <br /> development of land within the City; and <br /> WHEREAS, the City Council has considered the application <br /> for a subdivision plat by James R. Hartzell , the subdivider ; and <br /> ' WHEREAS, the subdivision has been found to meet all <br /> standards of the LR-1C Zoning District finding that each I.ot is of a <br /> size and configuration that will allow its use as a single family , <br /> residence to be developed without the need of any variances; and <br /> • WHEREAS, the subdivider has completed all requirements of <br /> the platting regulations of the City, including : , <br /> 1 . Dedicat.ion on the plat of drainage and utility easements. <br /> 2. Dedication on the plat of right of way for a public street shown <br /> as Casco Point Road. � <br /> 3. Payment to the City of a Park Dedication Fee in the amount of <br /> $440. 00. <br /> 4. Payment to the City for the legal review and recording of the <br /> plat and aIl documents related thereto in the amount of $75. 00. <br /> NOW, THEREFORE, BE IT RESOLVED, that the City Council of the ' <br /> City of Orono hereby approves the plat of Hartzell Addition, Hennepin <br /> County Minnesota; subject to the following conditions: <br /> I. Lot 1 is to be developed according to all standards of the L'R-1C <br /> Zoning District and all pertinent standards of the Municipal Code <br /> . forlakeshore development. The existing tenniscourtcreates an <br /> excess of 9� hardcover over the al.lowed amount of 3,275 sf or 25�. <br /> The tennis court must be removed prior to development of Lot I. <br /> � <br /> 2. Lot 1 is not riparian to Lake Minnetonka and a future owner is <br /> placed on noticethatthe City' s subdivision regulations will not <br /> � permit the creation of private easements granting riparian <br /> access. <br />
