Schedule B-Section 1 <br /> No. 12-20098 <br /> REQUIREMENTS <br /> Schedule B of the policies to be issued will contain exceptions to the foilowing matters unless the same are disposed of <br /> to the satisfaction of the Company. <br /> THIS SUPPLEMENTAL COMMITMENT NO.2 SUPERSEDES AND REPLACES ANY PREVIOUS TITLE <br /> COMMITMENT,SUPPLEMENTAL TITLE COMMITMENT AND/OR ENDORSEMENT ISSUED BY BURNET <br /> TITLE UNDER FILE NO. 12-20098. <br /> 1. All documents executed outside of Bumet Title's Offices will be subject to review, audit, validation, and possible <br /> further requirements as deemed necessary by Bumet Title. We require a Burnet Title Notary Certification Form <br /> together with a photocopy of the personal identfication to be presented at the closing for review and audit Any <br /> documents without a Bumet Title Notary Certification Form and a copy of Identification must be submitted for review <br /> and audit at least 2 days prior to closing. Documents may be rejected if Bumet Title is unable to validate the <br /> documenYs authenticiry. The Bumet TiUe Notary Certification form is available at www.bumettitle.com. <br /> 2. We require a written notification: <br /> • If there is any change in the name of the proposed insured or the buyers/borrowers;or <br /> • If there is a change of name for the Grantor, Seller and or the number of Grantors or Sellers;or <br /> • If there is any other individual(s}receiving funds from closing who does not have a recorded interest; or <br /> • If any unrecorded mortgages or liens not shown on the commitment exist or may exist. <br /> • If there is anyone not referred to in this Commitment who has or will receive an interest in the property;or <br /> We may then make additional requirements or exceptions, or require additional names searches for the same or <br /> as required by federal law pursuant to the Patriot Act search requirements. <br /> 3. Bumet Title requires all loan proceeds to be"Collected Funds°. Loan proceeds must be received either by wire or by <br /> check deposited,finally settled and credited in Bumet Title's escrow bank account,before the funds will be disbursed. <br /> Note to Closer: In the event there is secondary financing please contact Lyndsay Knolls, Customer Service <br /> Representative prior to closing. <br /> 4. Bumet Title requires the Purchase Agreement including the Se//er's Properiy Disclosure Statemerrt to be reviewed <br /> by the Bumet Title Closer and Examiner prior to closing. We reserve the right to raise further requi�ements and/or <br /> exceptions based upon Closers review of above document. <br /> 5. Bumet TiUe is required by law to notify the Buyer(s)of the availability of owne�s title insurance coverage. Owne�s title <br /> coverage is optional and may 6e declined.This commitment has been prepared to provide the buyer(s)with an OLD <br /> REPUBLIC NATIONAL TITLE INSURANCE CORPORATION ALTA HOMEOWNER'S POLICY OF TITLE <br /> INSURANCE in the amount of$1,520,000.00 for a premium amount of$1,426.75.The ALTA Homeowners Policy is <br /> the American Land TiUe Association's enhanced title policy. The buyer(s) may request the Standard ALTA Owners <br /> Policy from OLD REPUBLIC NATIONAL TITLE INSURANCE CORPORATION instead of the enhanced policy.In that <br /> event, the premium due will be reduced to $1.130.00. OLD REPUBLIC NATIONAL TITLE INSURANCE <br /> CORPORATION'S premium rates are filed with the Department of Commerce. <br /> 6.
