Schedule B-Section 1 No. 12-20098 REQUIREMENTS Schedule B of the policies to be issued will contain exceptions to the following matters unless the same are disposed of to the satisfaction of the Company. THIS SUPPLEMENTAL COMMITMENT NO.2 SUPERSEDES AND REPLACES ANY PREVIOUS TITLE COMMITMENT,SUPPLEMENTAL TITLE COMMITMENT AND/OR ENDORSEMENT ISSUED BY BURNET TITLE UNDER FILE NO. 12-20098. 1. All documents executed outside of Bumet Title's Offices will be subject to review, audit, validation, and possible further requirements as deemed necessary by Bumet Title. We require a Bumet T�le Notary Certification Form together with a photocopy of the personal identification to be presented at the ciosing for review and audit Any documents without a Bumet Title Notary Certification Form and a copy of Identification must be submitted for review and audit at least 2 days prior to closing. Documents may be rejected if Bumet TiUe is unable to validate the � documenYs authenticity. The Bumet Title Natary Certification form is available at www.bumettitle.com. 2. We require a written notfication: • If there is any change in the name of the proposed insured or the buyers/borrowers; or • ff there is a change of name for the Grantor, Seller and or the number of Grantors or Sellers;or • If there is any other individual(s)receiving funds from closing who does not have a recorded interest; or • If any unrecorded mortgages or liens not shown on the commitment exist or may exist. • Ifthere is anyone not refe�red to in this Commitrnent who has orwill receive an interest in the properry;or We may then make additional requirements or exceptions,or require additional names searches for the same or as required by federal faw pursuant to the Patriot Act search requirements. 3. Bumet Title requires all loan proceeds to be"Collected Funds". Loan proceeds must be received either by wire or by check deposited,finally settled and credited in Bumet TiUe's escrow bank account, before the funds will be disbu�sed. Bumet Title requires the Purchase Agreement including the Se//er's Proper[y Disclosure Statemerrt to be reviewed by the Bumet T'dle Closer and Examiner prior to closing. We reserve the right to raise further requi�ements and/or exceptions based upon Closers review of above document. 5. Bumet Title is required by law to notify the Buyer(s)of the availability of owner's title insurance coverage. Owners title coverage is optional and may be declined.This commitment has been prepared to provide the buyer(s)with an OLD REPUBLIC NATIONAL TITLE INSURANCE CORPORATION ALTA HOMEOWNER'S POLICY OF TITLE INSURANCE in the amount of$1,520,000.00 for a premium amount of$1.426.75.The ALTA Homeowners Policy is the American Land Ttle Association's enhanced title policy. The buyer(s) may request the Standard ALTA Owners Poficy from OLD REPUBLIC NATIONAL TITLE INSURANCE CORPORATION instead of the enhanced policy.In that event, the premium due wifl be reduced to $1.13Q.00. OLD REPUBLIC NATIONAL TITLE INSURANCE CORPORATION'S premium rates are filed with the Departmerrt of Commerce. 6. FOR INFORMATIONAL PURPOSES: The following fee transfers appear of record with the County Recorder in the past 24 months: Warranty Deed to D.Chartes Plain and Pamela L.Plain,filed October 29, 1985 as Document No. 168'1510.
