Please be aware, we do not have a survey on file; without a survey it's very difficult to
answer your question. However in an attempt to give you some direction we spent some time looking over the
plat maps. After some very rough crunching of estimated numbers, it appears that lots ending in 0017 & 0018
could be combined as one and the lots ending in 0019 and 0020 could be combined as a second lot and it may
be possible. Of course this would mean removing the existing home and tennis court. You would be combining
two pairs of non-conforming lots to create 2 substandard lots by applying MN §462.357 subd 1e. All other City
requirements would apply— hardcover, setbacks, structural coverage etc etc.
If you have any additional questions, please don't hesitate to contact us.
Christine Mattson
Planning Assistant
City of Orono
2750 Kelly Parkway Orono MN 55356 (physical addressJ
PO Box 66 Crystal Bay MN 55323-0066 (mailing addressJ
"1" 952.249.4620 8 952.249.4616
 cmattson@ci.orono.mn.us www.ci.orono.mn.us
Summer Office Hours began Monday, May 21,2012
Monday-Thursday: 7:30 am to 5 pm
Friday: 7:30 am to 11:30 am
OUR OFFICE WILL BE CLOSED: Wednesday,July 4, 2012
1
