Boz 66 <br /> 11 August 2009 Orono, MN 55356 Crystal Bay, MN 55323�0066 <br /> Perry & Michelle Ryan <br /> 3195 Casco Circle <br /> Wayzata, MN 55391 <br /> RE: Illegal Hardcover at 3195 Casco.Circle <br /> M LS #3808040 <br /> This letter is to follow up our meeting yesterday afternoon regarding hardcover levels at <br /> 3195 Casco Circle. <br /> The home on the property was constructed in 2001 along with a total of 25% hardcover <br /> within the 75'-250' setback zone; no variances for hardcover were granted for the project. <br /> In 2004, those same owners were notified that recently constructed, unpermitted decks <br /> on their property exceeded the allowed 25% hardcover level. As the subject decks were <br /> constructed in violation of City Codes and without building permits the decks were <br /> removed. Subsequently it appears retaining walls, patios and a wider driveway were <br /> installed without the necessary hardcover variance approvals resulting in possible <br /> overages in hardcover. <br /> The City is aware that 3195 Casco Circie is currently listed for sale. This letter is your <br /> official notification that the property appears to exceed the hardcover limits set forth in <br /> City Code 78-1288. In order to bring the property into compliance hardcover in excess <br /> of 25% must be removed or a variance must be obtained.
