Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised <br /> in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. The City Engineer has reviewed the survey and made the following comments. Please <br /> provide two copies of an updated, full size certificate of survey which meets all of the City's survey standards <br /> (enclosed)addressing the comments below. <br /> a. The proposed driveway width at the road is 26 feet. The maximum allowed driveway width is 20 <br /> feet. Please adjust to the 20 feet. <br /> b. The proposed well location is not shown on the survey. <br /> c. Verify the delineated edge of the wetland is in accordance with approved wetland delineation. <br /> Please annotate the company who performed the delineation and approval date. <br /> d. The top of foundation elevation is referenced on the survey. Please indicate on the foundation <br /> where this measurement is corresponding to. <br /> 2. Building Height. During my review of the building height, it appears the house measures 38.05 feet where 30 <br /> feet is permitted. Even if we adjust our calculation to ignore the highest window;the height measurement is <br /> 33.00 feet. Please modify the plans to meet the City's building height requirement. Attached is our <br /> information sheet on Building Height. <br /> According to Definitions City Code 78-1. euildinp heiqht means the vertical distance between the highest <br /> adjoining ground level at the building or ten feet above the lowest ground level, whichever is lower, and the <br /> top of the cornice of a flat roof, or the deck line of a mansard roof,or the uppermost point on a round or other <br /> arch-type roof, or the median height of the highest gable of a pitched or hipped roof. Topographic changes <br /> which elevate the adjoining ground level above the existing terrain shall not be considered in determining <br /> building height. For a pitched or hipped roof situation, regardless whether the highest living space in a building <br /> is a half-story or full story, if the highest living space contains windows (excluding skylights) the upper <br /> measuring point for defining building height shall be the median height of the top of the highest window and <br /> the highest peak of the roof. <br /> 3. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement <br /> to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will <br /> guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required <br /> escrow amount for this project is $2,500. A signed escrow agreement was submitted. We acknowledge <br /> receipt of$2,500 from NIH Homes for the escrow, but be aware per the Cit�s Policy the escrow money will <br /> be refunded to the property owner of record at the time of release. <br />
