Jesse Struve <br /> To: Christine Mattson <br /> Subject: 20120510 3165 Casco Circle <br /> Christine, <br /> I have reviewed the grading survey for 3165 Casco Circle and have the foliowing comments: <br /> � The survey needs to include a written legal description. <br /> � The survey has a note on it saying, "survey is subject to change per title or easement information". The survey <br /> should show all easements currently recorded against the property. <br /> /: The grading on the east side of the property needs to be adjusted to manage the storm water within the <br /> property limits. The proposed grading plan will direct additional storm water towards the neighboring property. <br /> � The drawing is tough to read and determine where the existing house is situated. It might be beneficial to <br /> remove the dimensions for the existing home. <br /> � Is there going to be a retaining wall on along the edge of the driveway ciose to the garage? The finished floor <br /> elevation is 960, but the proposed contours show a 1-2' height difference. If the homeowner is planning on <br /> grading this area, it should be reflective in the proposed contours. <br /> � The grading plan shows a tiered retaining wall south of the structure which will be 6.7' in height. The tiers need <br /> to be separated by more than 2x the greater height of the walls without engineering plans and specifications. It <br /> appears both walls will be 3.2' in height which means the walls will need to be separated by 3.2'*2 = 6.4'. When <br /> I scale it off it appears the walls are only separated by about 4'. This needs to be adjusted or engineering plans <br /> and specifications. <br /> • This project will require Minnehaha Creek Watershed District (MCWD) permit.
