MEMORANDUM <br /> Date: August 4, 2004 <br /> To: Kevin w/ In personal Care (courier pick-up) <br /> From: Janice Gundlach, City Planner <br /> RE: Potential Subdivision of 3129 Casco Circle <br /> Attached is a copy of the 1987 survey on file with the City. Also attached is the <br /> LR — 1 C zoning district standards of which this property is located within. I've <br /> bookmarked Section 78-350 which lists the lot requirements for any newly <br /> created lot. I've also attached the back-lot standards for subdivision which is an <br /> alternative option (should the property lend itself to subdivision). As requested, <br /> attached are copies of the permit records for the property. <br /> In order for this property to be subdivided both lots must meet all requirements of <br /> Chapter 78 of the City Code, which is the Zoning Ordinance and Chapter 82, <br /> which is the Subdivision Ordinance (the entire chapters 78 and 82 can be viewed <br /> online at www.municode.com). The information contained in this packet is <br /> not all-inclusive but merely gives a brief understanding of the specific lot <br /> requirements. For example, should this property be subdivided both lots must <br /> meet the '/2 acre area requirement and have 100' of width at the shoreline and <br /> 100' of width at the 75' setback line. Should the property be able to be <br /> subdivided, a new survey of the existing conditions and the proposed new lot lay- <br /> out would be required. A preliminary and final plat would be required to be <br /> reviewed with the Planning Commission and City Council. This process can take <br /> a minimum of three (3) months time. <br /> I've attached my business card should you have further questions. <br />
