Properties with a seasonal cabin as a principal use may have a separate, detached guest cabin with plumbinq via <br /> a conditional use permit. However because the property is less than 5.0 acres in area, a variance to the 5.0 acre <br /> minimum area will also be required. If the guest cabin does not have plumbing it can be permitted without a <br /> CUP provided it does not exceed 600 square feet in area. <br /> 2. If you plan to connect the guest space (with or without plumbing) to the principal structure an enclosed <br /> connection will be required. Conditioned space isn't a requirement however, the guest space must share <br /> foundation, roof, and walls with the principal structure. <br /> Regarding the cold storage building: <br /> According to your survey, the property is 2.38 acres in area. The Code allows a maximum of 2 accessory buildings for <br /> storage totaling a maximum of 1,500 square feet. No individual building shall exceed 1,000 square feet. <br /> As we discussed at a minimum, an average lakeshore setback variance will be required for expansion of the existing <br /> building and/or construction of new buildings (plus a CUP for a separate, detached guest cabin with plumbing). A setback <br /> variance will be necessary in order to permit construction of the new structure areas within 75'of the OHWL. <br /> I would recommend exploring the septic system requirements with Roger Peitso our Building Official.
