Staff conducted a preliminary review based on the information provided and recommends the following items <br /> be submitted or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. The City Engineer has reviewed the survey and made the following comments. Please <br /> provide two copies of an updated, full size certificate of survey which meets all of the City's survey standards <br /> (enclosed)addressing the comments below: <br /> a. Retaining walls are depicted on the left elevation and on the grading plan to the left/rear of the <br /> home that in aggregate appear to exceed 4'. Walls 4' or greater in height must be designed by a <br /> licensed professional, and plans must be submitted to the City for review. Walls less than 2 times <br /> the height of the upper wall shall be considered one wall. Also, the left elevation shows 4 retaining <br /> walls but the grading plan shows 2. <br /> b. The silt fence and other erosion control mechanisms should be must be installed and inspected by <br /> the City prior to any land disturbing activities. The Contractor must provide a minimum 24 hour <br /> notice prior to inspection. <br /> c. So that we may verify the building height calculation, please have the survey reflect the 1027' <br /> contour(first floor elevation minus 6'). <br /> d. The existing pool is not shown on the survey. If the pool is going to remain, it must be shown on the <br /> survey along with any existing patios or decking. <br /> 2. Property Owner. The building permit application does not list the current property owner. Please provide <br /> current owner information. <br /> 3. Septic Design. Please submit the septic design for review. <br /> 4. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement <br /> to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will <br /> guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required <br /> escrow amount for this project is $2,500. We acknowledge receipt of$2,500 from Denali Custom Homes, <br /> Inc. for the escrow, but be aware per the City's policy the escrow money will be refunded to the property <br /> owner of record at the time of release. The escrow agreement is enclosed. The property owner must sign <br /> the escrow agreement and return. <br /> 5. Separate City Permits Required for: <br /> a. Septic/Sewage Treatment System Permit <br /> b. Demolition Permit — to move existing home off the property (Will the existing pool also be <br /> demolished? Please clarify.) <br /> PLEASE NOTE, NEW 2015 PERMIT REQUIREMENT: Prior to the commencement of a� exterior/landscaping <br /> improvements, i.e. patios,grading, sidewalks, retaining walls,etc.,a Zoning Permit will be required. <br /> � <br /> I <br /> � <br /> I <br />
