Staff conducted a preliminary review based on the information provided and recommends the following items <br /> be submitted or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. The City Engineer has reviewed the survey and made the following comments. Please <br /> provide two copies of an updated, full size certificate of survey which meets all of the City's survey standards <br /> (enclosed) addressing the comments below. <br /> a. Building permit sheet A-3 shows a "grill". It is unclear on the survey if a patio is shown or if it's a <br /> contour line. Please clarify. <br /> b. All comments are based on the assumption that the driveway easement for 2470 across 2490 <br /> Carman way has been granted. Please provide a copy of the recorded easement for the file. ��d ' �N �1�' <br /> c. The drainage swale on the east side of the property as shown is adequate, however the neighboring <br /> property's grading plan shows a similar swale that is shared by both properties. The shared swale is <br /> preferred if agreed to by both property owners. An agreement should be entered into by both <br /> property owners prior to the commencement of any grading operations. <br /> d. The silt fence as shown should be sufficient, however will need to be coordinated with the <br /> neighboring property to the east if construction occurs concurrently. <br /> e. The silt fence shall be installed and inspected by the City prior to any land disturbing activities. The <br /> Contractor must provide a minimum 24 hour notice prior to inspection. <br /> 2. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. <br /> Hardcover calculations were submitted on the survey. Please have the surveyor prepare hardcover <br /> calculations, showing proposed hardcover using the City's hardcover calculation worksheet. Attached is a <br /> copy of our hardcover information packet. <br /> 3. Separate Permits Required for: <br /> Sewer connection <br /> 4. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement <br /> to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will <br /> guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required <br /> escrow amount for this project is $2,500. We acknowledge receipt of$2,500 from Stonewood, LLC for the <br /> escrow, but be aware per the City's policy the escrow money will be refunded to the property owner of <br /> record at the time of release. <br /> PLEASE NOTE: 2015 NEW PERMIT REQUIREMENT: Prior to the commencement of a� exterior/landscaping <br /> improvements, i.e. patios,grading,sidewalks, retaining walls, etc., a Zoning Permit is required. <br />
