This application was reviewed as Zoning File#143676. <br /> 2. 2470 Carman contains 0.89 acres in area, 132 feet in width and currently contains a <br /> . singfe family home. <br /> 3. 249Q Carman is comprised of two separate PIDs and has a total area of 0.45 acres <br /> � combined, and 99 feet in width. � <br /> � 4. 2470 Carman is curren#!y connected to C'rty sanitary sewer, sani�ary sewer is available <br /> for 2490 Carman. City water is available•for both properties. <br /> 5. This application contemplates a lot line rearrangement to efiminate the common lot line <br /> dividing the finro P1Ds which make up 2490 Carman as well as move the lot line dividing <br /> 2470 and 2490 as an east/west division to create a northlsouth.division. <br /> 6. Fol(owing the lot (ine rearrangement 2470 Carman will have 0.76 acre in dry .builclable <br /> area; anr! 2490 Carman will have 0.58 acres in dry buildabie area. <br /> 7. 2470 Carman is curr'ently served by a driveway which crosses, and also provides access <br /> te, 24�0 Ca!n!a�. As !?o add�fional new curb cuts are Qermitted, �a drivewav access <br /> easement agreement may be necessary to access 2470 Carman over 2490 Carman. � <br /> 8. Because this is a fot line rearrangement which resuits in no addi�ional lots, no park fee or <br /> � � stormwater trunk fee wiEl be required. � <br /> .CONCLUSIONS, ORDER AND CONDiTIONS � <br /> NOW, TNEREFORE, BE IT RESOLVED, that based upon one or more of the <br /> findings noted above, the City Council of the City of Orono hereby grants the lot line <br /> rearrangement of the above referenced properties based on the lot line rearrangement survey <br /> dated 06/09/14 and revised on 06/25/14 by Frank R. Carclarelle, Land Surveyor, attached as <br /> Exhibit A; subject to the following conditions: <br /> 1.
