I do have a few comments: <br /> 1. Average lakeshore setback should be determined by the two adjacent lakeshore houses. The property at <br /> 2490 Carman (to the west) is currently vacant. However, the property owner received an approval <br /> recommendation by the planning commission just last night for a setback variance for a new home at 2490 <br /> Carman. The City Council will still ultimately need to approve the variance prior to building permit but at a <br /> minimum I think you need to plan according to the proposed home location on that lot. See the attached survey <br /> for 24990 Carman. <br /> 2. Hardcover calculations should be provided on the City's forms (Attached). <br /> 3. Hei4ht/Stories: I'm not able to accurately review the building height and/or number of stories to confirm <br /> conformance with the Code requirements (2.5 stories and 30' max). It appears that there are two full stories <br /> proposed above grade plus a basement. Will there be a basement level? What is the proposed main floor <br /> elevation?The survey should identify the existing contour 6 feet below the proposed main floor if a basement (3 <br /> levels) is proposed. <br /> 4. Retaining wall. The plans should be redesigned to eliminate the new retaining wall within the 75'setback. <br /> I've attached some handouts that may prove helpful.
