. w'
- a
Christine Mattson
From: Christine Mattson
Sent: Monday, February 23, 2015 2:19 PM
To: 'jeff@spearslandscape.com'
Cc: 'NMS84@msn.com'; 'jj@fortunefin.com'; Melanie Curtis
Subject: 2470 Carman Street/#2015-00040
Attachments: survey.pdf; Zoning Permit Application 2015.pdf; Lawn Sprinkler- Updated 2012.pdf;
Swimming Pool Building Permit Application -January 2015.pdf
Jeff,
On February 12th you stopped into our office and we discussed various scenarios for the property addressed 2470
Carman Street. Below is a summary of our conversation:
• The paver patio on the south side of the property can be replaced in-kind with a permit. The patio can be made
smaller without council approval, but a change in shape, even resulting in the same square footage, cannot be
approved administratively especially if it exceeds or extends beyond the existing footprint. A fire pit cannot be
added. If excavating materials to replace the patio in-kind, a cross-section with material detail is required. A
Zoning Permit is required.
• You indicated you would like to scrape the sod off the southern side of the lot, install an irrigation system, gently
grade out the area, and lay sod back down. This activity is allowed within 75' of the lake, up to 50 cubic yards
maximum disturbance, and would require a Zoning Permit. A lawn sprinkler permit is also required. PLEASE
NOTE: Within 75'of the ordinary high water level(OHWLJ up to 50 cubic yards of materia/can be used as
needed. This property has two separate 0-75'areas(see attached copy of surveyJ, so the 50 cubic yards wou/d
be a cumulative calcularion for both 0-75'areas, not each.
• You indicated an interest in creating a berm north of the proposed house. As stated above, only 50 cubic yards
of materials may be added to the 0-75' areas and approved administratively. Any amount over 50 cubic yards,
would require a conditional use permit (council approval).
• No hardcover(patio, deck, sidewalk, etc.) can be added to the northern lakeshore.
• Contact the Minnehaha Creek Watershed District regarding installing rip rap on the south shoreline.
• The asphalt driveway on the northern portion of the property does not count against the total hardcover for this
lot.
• If a hot tub is being proposed it must be shown on the survey and included in the hardcover calculations. A
Building Permit Application for Swimming Pools and Hot Tubs is required.
If you have any additional questions, please don't hesitate to contact us.
Christine Mattson
Planning Assistant
City of Orono
2750 Kelley Parkway '„ Orono MN ;', 55356 (physical address)
PO Box 66 Crystal Bay ' MN 55323-0066 (mailing addressJ
' 952.249.4620 " 2 952.249.4616
' cmattson@ci.orono.mn.us '' www.ci.orono.mn.us
Office Hours: Monday- Friday 8 am to 4:30 pm
OUR OFFICE WILL BE CLOSED: Monday, May 25, 2015
i
