Staff conducted a preliminary review based on the information provided and recommends the following items <br /> be submitted or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. The City Engineer has reviewed the survey and made the following comments. Please <br /> provide two copies of an updated,full size certificate of survey which meets all of the City's survey standards <br /> (enclosed) addressing the comments below. <br /> a. All comments are based on the assumption that the driv way easement for 2470 across 2490 <br /> Carman way has been granted. �� (rl� S�1►'C��"�7�Ci <br /> b. The drainage swale on the west side of the property is shown as extending onto the neighboring <br /> property. An agreement should be entered into by both property owners prior to the <br /> commencement of any grading operations. If not agreed to by both owner the grading plan must be <br /> redone to show all grading operation contained on 2470 lot. <br /> c. The erosion control plan (silt fence placement) appears sufficient to deal with the erosion, however <br /> is depicted as extending onto the neighboring property to the west. An agreement should be <br /> entered into by both property owners prior to the commencement of any grading operations. If not <br /> agreed to by both owner the erosion control plan must be redone to show all silt fencing contained <br /> on 2470 lot. <br /> d. The silt fence shall be installed and inspected by the City prior to any land disturbing activities. The <br /> Contractor must provide a minimum 24 hour notice prior to inspection. <br /> 2. Wetlands. Based on our available information, it appears there is a wetland within the subject property. <br /> This wetland appears to be located within 150 feet of the proposed project. Because Orono City Code <br /> requires a 35-foot setback from any wetland for structures or hardcover,the location of the wetland must be <br /> �� indicated on the survey. Setbacks must be verified with wetland delineation information. For further <br /> informati please contact the Minnehaha Creek Watershed District at 952-471-0590. <br /> eve12 Delineation is required. <br /> A Level 2 delineation shall include the exact surveved boundarv of the wetland shown on the <br /> certificate of survey. <br /> 3. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. <br /> Hardcover calculations were submitted on the survey. Please have your surveyor prepare the hardcover <br /> calculations using the City's hardcover calculation worksheet. For example, additional clarification is need for <br /> house,screen porch, deck and patio area. Attached is a copy of our hardcover information packet. <br /> 4. Separate Permits Required for: <br /> a. Sewer disconnection/reconnection <br /> b. Demolition <br />
