The proposed layout includes sidewalks leading around the garage to the house, <br />and results in a hardcover increase from 31.9% to 32.85%, a reduction from the 35.2% originally <br />proposed. The proposal results in an increase in structural coverage from 1,713 s.f. (18.5%) to <br />1,875 s.f. (20.2%) where 1500 s.f. is allowed; this is a 64 s.f. increase from the original proposal, <br />as the proposed detached garage is slightly larger than the originally proposed attached garage, <br />while the covered side entry to the house is eliminated. <br /> <br />The conceptual design for the garage (Exhibit C of 1/14/16 PC memo) indicates a 1-1/2 story <br />garage, i.e. a garage with storage space and a dormer within the attic. The concept appears to <br />meet the accessory structure criteria established in Zoning Code section 78-1440, Exterior <br />Materials, which states: “Except for accessory buildings that are less than 120 square feet in <br />area or are located on lots two acres in area or larger, an accessory building and the principal <br />building shall be consistent in design and color.
