PROPOSED PLANS
Two (2) scaled and one (1) 8 '/2" x 11" or 11" x 17" for reproduction of proposed plans showing floor plans
and elevation views. For "rebuild" or "remodel" projects, the applicant should provide an additional
elevation plan illustrating the proposed addition/new home envelope overtapping the existing.
Additionally, all setbacks should be shown three-dimensionally on the elevation drawings.
TALK TO PLANNING STAFF FOR ADDITIONAL INFORMATION.
H. HARDCOVER INFORMATION AND HARDCOVER CALCULATION WORKSHEET (see pages 19-21)
Hardcover calculations are required for properties within 1000' of the lakes or 300' of creeks, which are
listed in Survey Requirements #14 on page 6. 1.,J 1 d o ir c►' (,-fe
 SEPTIC SYSTEMS CA«=US i W ACG1 . 512
S U W C'_ Crt! cNt-r►l r.v Y1 vw ,S
Septic system site evaluation report for proposed new residences within unsewered, rural areas.
New On-site Installation or Addition Required
• For all new construction outside districts served by municipal sewer.
• Anytime the existing is classified non-conforming or when the addition of bedrooms, installation of
mechanical or plumbing equipment, or other factors are likely to affect the system.
Procedure for On-site Installation or Repair
• A State Licensed Designer(1 or 2) must perform soil testing and the system design.
• Distribute report to contractors for bidding.
• A list of state licensed contractors can be found at www.pca.state.mn.us/proqrams/ists/ists.xls.
General Information
When planning new home construction or additions to an existing home, both primary and future drain
field sites must be preserved for the long term use of the property. All setbacks and property lines must
be verified prior to the issuance of a septic system permit.
Once drain field sites have been verified, snow fencing must be placed surrounding sites to prevent them
from damage. Vehicular traffic; such as cars, trucks, earth moving equipment, etc. could compact drain
field sites, rendering them unusable, prohibiting the timely completion of the project and or limit the long
term use of the property. Snow fencing must be in place prior to the issuance of a building permit.
WETLAND DELINEATION, WETLAND BUFFER EVALUATION AND BUFFER IMPROVEMENT PLAN
(see page 23)
A wetland delineation is required if there is a wetland on or close to the property.
*'"*"`A VARIANCE !S NOT A BUILDING PERMIT"'"`'`*
If your variance is approved, you have one year in which to apply for a building permit. See the
inspector for any additionat information which may be required at that time. Note that the permit can
be issued only within the limits of approval: do not relocate or enlarge a building after approval or a
new variance may be required.
- 7 -
