The Plannin� Commission made the fotlowing findings of fact: <br /> A. A property is required double the lot area for the zoning district to allow <br /> a guest house. The property is located in the RR-1B, 2 acre zoniug <br /> distriat. The subject pro�erty co:�tains 4.55 acres of dry contiguous <br /> bu.ildable Iand. <br /> B. The use of the barn as a �uest house wzll not exceed the 2 acre per <br /> "dwelling unit" density. <br /> C. The guest house meets all required principal buitd'zng setbacks. <br /> D. The bazn is 1,664 s.f. quaiifying as an o�versized accessory structure <br /> requiring a restricdve covenant being recorded on the chain of title. <br /> E. The property has a non-conforming septic system that is scheduled to be <br /> replaced in 1999. Prior to a final plumbing inspection, the septic rnust ba <br /> installed and approved by the City. <br /> 5. The City C�uncil fmds that granting a conditional use permit to allo�v a guest <br /> house�vill not be detrimenta�.to the health, safety or general weLfare of the public, <br /> w-ould not adversely af�ect Ligk�c, air nor pose a fire hazard or other danger to <br /> neighboring properties, nor will its use depreciate surrounding property values and <br /> that the propose�le�vel of use of khe property will be in keeging with the intent <br /> and objectives of the Zoning Code and CompKehensive Plan of the City. <br /> � 6. The City Council has considered chis app�ication including the findings and <br /> recommendatioos of the 1'lanning Commission, reports by staff and comments af <br /> the applicant an.d the affect of the proposed use on the health, safery, and �veLfaze <br /> of the community. <br /> C4\`CLUSIONS, ORDE�t AI�ID CONDTTIONS <br /> � Based upon one or more of the findings noted above, the Orono City Council <br /> . hereby grants a conditional use permi.t per Municipal Zoning Code Section 10.20, Subdivision <br /> 3 (G) for a guest bouse, subject to the following condi#ions: <br /> � Page 2 of 5 <br /> � ---�-- <br />
