860 Brown Road South - Factors Affecting Subdividability <br /> 1. Need wetland delineation to determine area of dry buildable land. Must have 2 <br /> acres dry contiguous in each proposed lot. Land across a creek or across a <br /> wetland is not contiguous. Usable dry buildable area determination also will <br /> depend on location of 929.4 contour. <br /> 2. Need septic testing to determine if there are two acceptable septic sites within <br /> each lot. Wetlands will have a significant impact on the availability of septic <br /> sites. <br /> 3. Although property is in MUSA, ability to subdivide with sewer is still lacking <br /> under current Met Council policy, in that they will not allow sewered <br /> development that reduces City's overall new development density since 2000 to <br /> below 3.0 units per acre. City does not have enough excess existing density to <br /> allow this property to be subdivided at 2.0 acre standard, and will not rezone to <br /> allow this property to be subdivided at a higher density than 1 unit per 2 acres. <br /> 4. The property technically is not served by sewer, in that 1) it would take a City <br /> project to bring a stub across Brown Road to it; and 2) it has not been assessed for <br /> sewer. <br />
