Phase I Environmental Site Assessment Septzmber 2, 2009
4.1.2 Site Topography and Soils
Surficial soils at the Property are characterized in the EDR report as the Angus soil component, hich
is described as loam and is a vell drained soil. The approximate elevation of the Property is 934 feet
national geodetic vertical datum (NGVD). The topography of the Property is generally uneven. The
west and east sides of the site are higher elevations and the middle portion appears lower. Information
about the Site topography and soils has been obtained and suinmarized from the database report
(included in Appendix A).
4.2 Federal and State Databases
At the request of Carlson, EDR as contacted to conduct a limited search of accessible State and
Federal database files to determine if the properties within the vicinity of the Site have had a release or
threatened release of a hazardous substance, pollutant, or contaminant. A copy of the EDR report is
included in Appendix A. In addition, a list of sites in Minnesota that contain Institutional Controls
•as obtained from the Minnesota Pollution Control Aaency (MPCA). The Property is not listed on
this list, which is current up to November 2007 (Appendix C). A summary of the databases accessed,
the search distances used and a thorough explanation of each acronym and its corresponding database
are outlined in the EDR report.
Accordinb to the EDR report, there were tvo listings for the Site address. The Site as identified as
an unpermitted dump (MN LS) and a Spills site in the applicable databases. Two other sites were
identified within the specified search radii for the databases searched by EDR thatere determined to
be located adjacent to or in an expected hydraulically up-gradient direction from the Properry. As part
of the search activities, EDR also identified orphan sites, which are defined as sites not mapped due to
poor or inadequate address inforniation. Three sites were identified and may possibly be located in a
hydraulically up-oradient position from the Properry or at a distance that would likely result in
migration of off-site contamination to the Properry. Summaries of Property listings, adjacent sites, and
sites vithin the specified search radii assumed to be located in a hydraulically up-gradient position
from the Property•are presented in Table l, belo.
TABLE 1
Identified Sites
Name/Address Database Distance
Type (feet) Direction Cominents
Source: Database Report
• Spill site reported and closed on Marcl
31, 1995.
• Description listed as disposal/
Unknown/Wayzata abandonment of abandoned vehicles.
Settling Pond/Smith MN LS, SPILLS Site Site ' Spill product listed as other and an
Dump unknown quantity.
420/445 Brown Road S
• MPCA ID 615 and 616 listed as
unpermitted dumps.
Carlson Professional Services, Inc.
